  3. To confirm the booking, we ask for a non-returnable 25% deposit and a signed Booking Form (you can click on the link above to download a PDF version of the Booking Form, or ask us to send you one).
  4. The balance must be paid no fewer than eight weeks before the start date of your holiday.

Villa situated at: Terres de La Font, 30330 La Bastide d’Engras, France.
  1. The Property is offered for holiday rental or short term winter let subject to confirmation by Mary or Philip Congdon ("the Owner") to the renter ("the Client").
  2. To reserve the Property, the Client should complete and sign the booking form and return it together with payment of the initial non-refundable deposit (which is equal to 25% of the total rent due). The Owner will send a receipt for the deposit. This is the formal acceptance of the booking. Payment may be made in sterling or euros where the cheque is made out to Mrs C M Congdon.
  3. The Balance of the rent, together with the fully refundable security deposit of £300, is payable by the Client not less than eight weeks prior to arrival at the Property. The security deposit of £300 should be sent as a separate cheque. The Owner will return the security deposit within one week of the end of the rental period, unless there is a deduction to be made.
  4. It is strongly recommended that the Client arrange a comprehensive travel insurance policy which covers cancellation and includes full cover for the party’s personal belongings, public liability etc. since these are not covered by the Owner’s insurance. The Client leaves his car on the property at his own risk and the Owner takes no responsibility for any vehicle or its contents.
  5. The rental period shall commence at 1600 hours on the first day and finish at 1000 hours on the last day where all times are local. The Owner shall not be obliged to offer the accommodation before the time stated and the Client shall not be entitled to remain in occupation after the time stated.
  6. The maximum number to reside in the property shall not exceed four persons (six persons if the additional accommodation is purchased - this accommodation is exclusively for adults). The special reduced rental rate for long winter lets is based on a capacity of two persons. Should the Client wish to have occasional guests during a winter let, this will be at the discretion - and with the permission of - the Owner.
  7. Pets or any other domestic animal are not permitted under any circumstances.
  8. The Client agrees to be a considerate tenant and to take good care of the Property and to leave it in a clean and tidy condition at the end of the rental period. No modification of the property is permitted. Any serious abuse of the Property, its contents or amenities may render the Client liable for eviction without compensation.
  9. The Client shall report to the Owner without delay any defects in the Property or breakdown of any equipment, plant, machinery or appliances in the Property or garden, and the arrangement for repair or replacement will be made as soon as possible.
  10. The Owner shall not be liable to the Client:
    For any temporary defect or stoppage in the supply of public services to the Property, nor in respect of plant, machinery or appliance in the garden.
    For any loss damage or injury which is the result of adverse weather conditions, riot, war, strikes or other matters beyond the control of the Owner.
  11. Under no circumstances shall the Owner’s liability to the Client exceed the amount paid to the Owner for the rental period.
  12. Smoking is not permitted at the Property.
  13. The Client shall exercise reasonable caution to prevent the occurrence of theft including locking all doors and windows during the times he/she is not inside the house. Shutters should also be closed during the hours of darkness and long absences.
  14. At the end of the rental period, the client agrees to return the property in the same clean condition in which it was received. Failure to do this may result in a cleaning fee being deducted from the security deposit.
  15. Summer season rentals include electricity, water, cooking gas, bed linen & towels (pool, bath & hand towels).
  16. Long winter rentals require the Client to pay for electricity, telephone and firewood at cost. The Owner undertakes to pay local taxes, water (including salt for the softener) and cooking gas.
